A small, walled development on Koh Samui's north-east cape, built around a shared pool, a gym and a reception building. Six of the houses are two-bedroom townhouses: two storeys, 98 m2 of interior on a 49 m2 plot, with an open kitchen and living room and a bedroom on the ground floor, and a second bedroom, a study corner and a balcony above. Both bathrooms have a bathtub. The interiors are done in a warm, unfussy Thai-Japanese register - oak floors, timber joinery, plaster walls, deep windows - and the house is compact by design rather than by compromise, which is what makes the entry price possible. All six are under construction with handover in March 2027; one is already sold. At 2,900,000 THB it is the least expensive property we list, and the turnkey version at 3,200,000 THB is delivered furnished, decorated and ready to be let.

At 2,900,000 THB the house is handed over finished and ready to move into, but empty: kitchen, floors, ceilings, lighting and both bathrooms are in, furniture is not. At 3,200,000 THB the developer delivers it furnished, decorated and equipped to the standard shown in these renders, which is also the standard they build to for short lets. The 300,000 THB difference is the whole fit-out, so most buyers who intend to rent take the second price.
The developer estimates 35,000 THB a month on a yearly contract, or 2,500 - 5,000 THB a night through short-let management. Against the turnkey price of 3,200,000 THB the long-let figure is about 13% gross a year, and about 14% against 2,900,000 THB. That is a gross number and the developer’s own estimate: it is before the 30,000 THB annual charge, before management, maintenance, insurance and tax, and before any vacancy. It also assumes a long lease at the quoted rent, which is the steadier of the two models - the nightly rates would need occupancy figures the developer has not given us. Read it as the developer’s expectation for the area, not as a return we can stand behind, and treat the short lease term as part of the price: 28 years, not the 30 plus renewal that most projects on the island quote.

Plai Laem is the quiet residential cape on Koh Samui's north-east corner, between Bophut and Choeng Mon, away from the traffic of the main resort strips but only about fifteen minutes from most of what people use on this side of the island.
