A four-rai beachfront resort on Koh Samui's south-east coast, trading now and offered as a whole. The land runs down to its own stretch of sand, where the loungers and beanbags sit under the palms, and the buildings step back from the beach around two swimming pools - one open and lined with sun terraces, the other built into a rock face with water falling into it. The heart of the resort is a timber-and-steel pavilion holding a restaurant and bar that open straight onto the sea, with a lobby beneath a mature tree, a massage sala and a fitness room alongside. Sixty-six keys are spread across five categories: twenty-two standard rooms, twenty family rooms, sixteen waterfall villas, four pool villas and four beachfront rooms, all finished in the same pale timber, white plaster and violet accents. Two vehicles are included. This is a business, not a villa purchase: what matters is the land, the licence to trade on it and the accounts behind it, and all three are opened up to serious buyers under a confidentiality agreement.

What is being sold

The whole thing, trading.

The seller’s schedule covers the land, the buildings and everything that runs on them: 66 keys, two pools, the restaurant and bar, the massage sala, the fitness room and two vehicles. What it does not settle is the shape of the transaction - land and buildings against a share transfer of the operating company, and what carries over in each case: licences, staff contracts, forward bookings, supplier and OTA agreements. That belongs in due diligence, and it is where the value of a trading resort is either confirmed or lost. We will put you in front of the owner and their figures rather than summarise them here.

Ownership & returns

An investment, by design.

No return is quoted here because none should be taken on trust for a trading hotel. The seller has provided the physical schedule - four rai, 66 keys, the facilities and the vehicles - but not the accounts, and we will not model a yield from room counts and published rates. What a buyer needs is the last three years of occupancy, average rate and RevPAR, the payroll, the utilities, the OTA commissions and the maintenance history, plus the tenure of the land and the status of the hotel licence. Those are released to qualified buyers under a confidentiality agreement, and we will arrange it. Treat the resort as a business acquisition with a property underneath it, not as a yield product.

Location

Lamai, Koh Samui.

The resort sits on the south-east coast, on the stretch of shoreline below Chaweng where the beaches turn quieter and the hills come closer to the water. Lamai village, with its market, restaurants and everyday shops, is a short drive along the coast road; Chaweng and the airport are on the same side of the island. The beach in front of the resort is its own, which is what makes the position hard to replace.
