Three-bedroom townhouses four minutes from Choeng Mon beach, freehold or leasehold, from 9,500,000 THB.
Ten townhouses in a gated, staffed community four minutes on foot from Choeng Mon beach, and the reason to look at them is arithmetic rather than architecture: a three-bedroom house of about 157 to 170 m2 of internal space, in this location, from 9,500,000 THB. Nothing detached at this address gets close to that. The layout is the same in every unit. You come in through a card-reader door into an open ground floor, living room across the front behind large sliding glass, dining and a fitted Western kitchen with a breakfast bar behind it, a guest w/c to the side and a rear door onto a small private garden. The stairs sit opposite the front door. Upstairs are two double bedrooms at the back sharing a bathroom, an office area on the landing, and the master at the front with its own bathroom. Units 1 to 6, which are the finished ones, also get a dressing area and a private balcony. Total areas run 192.38 m2 for units 1 to 6 and 199.4 m2 for units 7 to 10; plots run from 126.8 to 198.4 m2. The community around them is the real product: 24-hour security, full management, two swimming pools, a gym, maid service and a tuk-tuk that runs residents down to the sand. Both freehold and leasehold structures are offered here, which is unusual enough on this island to be worth a conversation with your own lawyer rather than a sales desk.

Two configurations, split by position in the row. Units 1 to 6 are the finished ones and carry the dressing area and the balcony; units 7 to 10 are larger inside. The price below is the entry price at the time of writing, and it moves by unit, so ask us which houses are actually available before you fix on a number. A two-year 5% rental return, or a designer furniture package instead of it, is currently on the table from the seller. We would want that written into the contract rather than said in an email, and we will help you get it there.

The seller is currently offering a choice: a 5% rental return for two years with the letting handled for you, or a designer furniture package instead. That is a real commercial term and it is why the yield figure appears here at all, but it is an offer rather than a track record, and we would want it written into the sale contract with the operator, the deductions and the exit named. After those two years, what the house earns depends on the same things as everything else in Choeng Mon: how well it is managed and how full the season is. Beyond the incentive, the ownership question matters more here than the yield. Both freehold and leasehold are offered, they are not the same asset, and the difference belongs in front of your lawyer before you choose.
Choeng Mon is the bay on the north east corner of the island, around the headland from Chaweng and past the airport, and it has stayed a village while everything around it grew. A kilometre of golden sand, Koh Fan island sitting off it, a few streets of shops, restaurants and family bars, and resorts at either end. This community sits four minutes on foot from that sand, which is the whole point of it, and it runs a tuk-tuk down to the beach anyway. Chaweng, Central Festival and the airport are all about ten to twelve minutes by road, and the Big Buddha temple is five.
