Rawai is the green, unhurried southern tip of Phuket, a few minutes from the beaches of Nai Harn and Rawai and a long way from the crowds of Patong. This project is a gated condominium of four seven-storey buildings and 372 apartments on five rai of land, designed around its shared spaces rather than squeezed between them. On the roof there is an infinity pool with a bar, a lounge and an open-air cinema looking out over the bay and the islands; at garden level more pools, a planted atrium of 200 m2, a café and restaurant with room service, a spa with a hammam and massage rooms, a gym of more than 200 m2, a coworking space and a supervised kids' club; below ground, parking for 140 cars with EV chargers. The apartments run from 35 m2 studios through one- and two-bedroom units and corner apartments with wide views to penthouses of up to three bedrooms on the top floor, with interiors specified around Italian furniture, European fittings and smart-home controls, and ground-floor units with their own lawns. Three of the buildings are ordinary residences: you can live in your apartment, let it yourself, or put it into the developer's optional rental pool. The fourth is a different product, sold leasehold as fully furnished serviced apartments run under an international hotel brand, with a ten-year lease-back and no owner stays. Prices on the current lists start at 3,675,000 THB for a garden-view studio. Completion is scheduled for the fourth quarter of 2028, and a finished show apartment can be visited at the sales office.


















Prices are the developer's list prices in THB from the price lists of 30 September 2026, for units still available, before furniture. The lists in front of us cover two of the three residential buildings and the serviced building; the third residential building is to follow, and more than half of the listed units are already sold or reserved, so ask us for live availability before you pick a floor and a view. Views are graded from garden to sea, and the price per square metre follows them, from 90,000 to 170,000 THB.

Apartments in the residential buildings are priced before furniture. The developer offers three furniture packages, Base, Comfort and a rental-ready one, priced by unit type; for a one-bedroom its own example uses 550,000 THB. Serviced apartments are sold fully furnished.
This is the developer's own example, not our forecast. A one-bedroom at 7,120,000 THB plus a 550,000 THB furniture package, 7,670,000 THB in all, is shown earning 1,027,000 THB a year gross and 718,900 THB after operating costs; the owner takes 80% of that, 576,000 THB, which is the 7.5%. The sales pack also speaks of income 'from 6% guaranteed', while stating there is no mandatory lease-back, and we are asking who gives that guarantee, for how long and on what terms before we repeat it as a promise. The serviced building works differently: the owner cannot use the apartment, a ten-year lease-back runs it under the hotel brand, and the developer's example there gives 8.2% in a conservative case and 9.0% in an optimistic one. Still to be confirmed for every building: the monthly common charge, the sinking fund, the split of the transfer fee, and how much of the foreign freehold quota remains.

Rawai is the southern tip of Phuket and the part of the island people choose to live in rather than pass through: green hills, a working fishing harbour and seafood market, the long-tail boats to the southern islands, and a settled international community with its own schools and cafés. The beaches are close and varied: Rawai 3 km away, Nai Harn, one of the finest on the island, 4.2 km or about seven minutes, Ya Nui 6.5 km, and Kata and Karon 8 to 9 km up the west coast. Promthep Cape, Wat Chalong and the Big Buddha on the hill are all a short drive. Everyday life is easy: Makro and Lotus's about 2 km away, Villa Market 3.3 km, Robinson Lifestyle 6 km and Central Festival 13.5 km. For families it is one of the best-served corners of Phuket, with four international schools within 6 km, the nearest only 1 km away. The airport is at the other end of the island, about an hour's drive.
