A low-density hillside estate above Koh Samui's quiet south-east coast, designed in a Mediterranean and Moorish language: whitewashed and terracotta walls, arched openings, carved timber screens, cypress and fountains, and lanterns along the walkways. The estate unfolds across three settings. At the bottom, a winding lagoon pool threads between the lower residences and arrives at their own terraces, so the lagoon-front houses open straight onto water. Above it, hillside residences look back over the lagoon and the resort's common pools. Highest and quietest is the ridge, where single and two-storey villas with their own pools are turned to the open Gulf of Siam and the sunset. There are seventy-one residences in five types, from a 55 m2 one-bedroom on the lagoon to a three-bedroom sea-view pool villa of 222 m2, all delivered fully furnished and turnkey and placed under professional on-site rental management. Payments follow the construction milestones and handover is scheduled for the end of 2028.

The opening release carries a guaranteed 8% net return a year and a developer buy-back option after three years, which is unusual on Samui and the main reason to look at this one early. Beyond the guarantee, the developer’s own business plans model between 11 and 13% net a year by type at 76% occupancy: about 13% on the lagoon-front residences and about 11% on the sea-view pool villas, after the 20% management commission, common charges, insurance, sinking fund, land lease and utilities. Their marketing brochure quotes a higher figure, around 14.4% for the two-bedroom villa, but that is calculated against an earlier and lower guide price, so we quote the business plans instead. The guarantee is a contractual undertaking by the developer and is only as good as the developer behind it; the modelled yields are projections, before personal income tax, and depend on season, management and the market.

The estate sits on the quiet south-east shoulder of Koh Samui, on a hillside above Chaweng Noi where the coast turns towards Lamai. It is a low-density, residential stretch: a few resorts, a short sheltered bay and greenery, with the ridge high enough for open sea and sunset views. Chaweng, Choeng Mon and the beaches south of the headland are all a short drive, and the airport is on the same side of the island.
