A condominium is the simplest way for a foreign buyer to own property on Koh Samui outright. Thai law allows foreigners to hold condominium units in their own name, provided foreign ownership in the building stays within 49% of the total saleable area. Where that quota is available, the title is a registered freehold, not a lease, which is why condominiums often appeal to buyers who value certainty over land and space.
The island’s condominium market is smaller than its villa market and more concentrated. Most projects sit where daily life is easiest: near Chaweng’s beach and shops, in Lamai, on the north-east around Bangrak, and in the hills above the bays. Units run from studios suited to a lock-up-and-leave base or a rental investment, to two and three-bedroom apartments with sea views and shared pools, gyms and gardens.
Buying into a building means looking at more than the unit. We check which units still fall within the foreign quota, what the monthly common-area fee and sinking fund cost, who manages the building and, for projects still under construction, how the payment schedule is tied to progress.
