A small condominium in the one place on Samui where a small condominium makes obvious sense: the middle of Chaweng, about 500 metres from the beach and a minute from Central Samui, the island's main shopping mall. This is the second building of a scheme whose first four-storey block is already sold, and it follows the same pattern, a single four-storey building of forty-six apartments over a lobby, a gym and a swimming pool, with parking on the plot and the ground floor opening onto a canal-side walk. The units are compact and designed for letting or for a base on the island rather than for a family home: most are studios of 34 to 42 m2 with an open living and sleeping room, a fitted kitchen with a hob, a fridge and a washing machine, a bathroom and a balcony; there are two one-bedroom apartments of 35 m2 on the ground floor, and two two-bedroom apartments on every floor, 61 to 77 m2, eight in all. Pricing is unusually simple: every unit is 95,000 THB per square metre, so the price is the floor area and nothing else, from 3,230,000 THB for the smallest studio to 7,315,000 THB for the largest two-bedroom. Ownership is foreign freehold under the Condominium Act, in the buyer's own name, within the building's 49% foreign quota; ask how much of it is left before you choose a unit. Every unit is priced at 95,000 THB per square metre, so the figures below are the floor areas on the developer's price list multiplied out, and the cheapest example in each group. The list covers all forty-six apartments on four floors and does not yet mark which are reserved, so ask us for the live availability before you pick a floor. Two units of 35 m2 on the ground floor are drawn as one-bedrooms on the plan; the same size on the upper floors is a studio.

The developer's material has a price list, a payment schedule and plans, and says nothing in numbers about rental income, so there is no yield on this page. The location does the arguing on its own: central Chaweng is the deepest short-stay market on the island and a furnished studio a few minutes' walk from the beach and the mall is the easiest kind of unit to keep occupied. What to ask before reserving: the completion date for this building, how much of the 49% foreign quota is left, the monthly common charge and sinking fund for this building, whether furniture is included, and whether the developer offers a management or letting service. The developer's website, which describes the first building, quotes a maintenance charge of 50 THB per m2 per month, 24 months of it paid in advance at transfer, and a 2% transfer fee split equally between buyer and seller; confirm those apply here.
Chaweng is the town on Samui: the longest beach, the mall, the hospitals, the nightlife, the restaurants and most of the island's hotel rooms, all within a couple of kilometres. This building sits in the middle of it, a minute from Central Samui and about 500 metres from the sand, on a quiet water's edge rather than on the beach road itself, so you walk to everything and drive to nothing. Bangkok Hospital Samui is five minutes, the airport ten, Fisherman's Village at Bophut about a quarter of an hour, and Lamai twenty minutes south. It is a location for letting and for living in the thick of things, not for a quiet retreat, and the price per square metre reflects central Chaweng rather than the hills behind it.
