
Thirty-two two-bedroom apartments of 83 m2, each with its own pool, on nine terraced plots in the hills of Na Mueang, the quiet south of Samui, from 2,990,000 THB.
A hillside of small white apartment blocks in Na Mueang, the inland south of the island, from a developer that has built five of these schemes on Samui since 2017 and been given awards for two of them. The formula is simple and it has sold before: a two-bedroom apartment of 83 m2, the same in every block, with an open living room and kitchen, two bedrooms each with its own bathroom, and a covered terrace that ends in a private pool. Nine plots step up the slope around a loop road, with a shared pool and parking at the bottom and stone retaining walls holding the terraces, and every apartment faces out over the trees. What you pay depends on where on the hill you are: the ground-floor apartments at the bottom, with no sea view, start at 2,990,000 THB, the upper floors on the top plots reach 4,390,000 THB, and at 83 m2 that is 36,000 to 53,000 THB per square metre. It is sold with the developer's own rental and property management attached, which is a condition of purchase rather than an option, and the developer forecasts a net return of at least ten percent, which is their number, not ours. What we do not yet have is a completion date, and the sales pack describes the title two different ways, as a registered thirty-year lease in the brochure and as freehold through a Thai company in the developer's own presentation, so treat ownership as a question to settle before you reserve.

Price follows height and outlook, from the plots at the bottom with no sea view to the top row that looks over the trees to the gulf. The developer's plan already marks eight apartments sold and two reserved, so ask us for the live sheet before you settle on a plot.

The sales pack says the developer anticipates a net return of at least ten percent a year, and elsewhere that off-plan buyers may see a thirty percent rise in value by completion. Both are the developer's statements and we have not seen the workings behind them, so read them as a sales position rather than a promise. What is concrete is the structure: the developer runs the letting and the estate, takes 15% of rental income for it, and charges a menu of services on top (pool maintenance 2,800 THB a month for eight months of the year, insurance 4,500 to 7,500 THB a year, internet 9,000 THB a year, the annual accounts 30,000 THB a year), so build those into any yield you calculate. The estate fee is 40 THB per m2 a month, about 3,300 THB for an apartment, and there is a one-off sinking fund of 800 THB per m2, about 66,000 THB. What to settle before you reserve: which ownership structure applies to your unit and what it costs, the completion date, and whether the apartment is delivered furnished.
Na Mueang is the inland south of Samui, the district behind Lamai and Hua Thanon where the ring road turns west: waterfalls, rubber and coconut plantations, a few temples and a lot of green. It is the least built-up quarter of the island and it stays that way because the land climbs quickly from the road, which is exactly what gives this site its outlook, a hillside looking over the trees towards the south coast. Lamai, with its beach, restaurants and supermarkets, is about fifteen minutes; Nathon and the ferry piers to the mainland about twenty; the airport and Chaweng forty minutes round the ring road. It is a place for a quiet base or a holiday let sold on views and privacy, not for walking to a beach bar, and the price per square metre is the south-of-the-island price, well below Chaweng or Bophut.
