This is the smallest ticket we hold in Choeng Mon and the only apartment in our portfolio, which makes it worth being plain about what it is and is not. It is 94 m2 with two bedrooms and two bathrooms, in a low-rise residence of four floors with a lift, within walking distance of Choeng Mon beach and its shops and restaurants. It is not a private villa and it does not have its own pool. What it has instead is the thing a villa cannot offer at this price: a serviced building. Two large communal pools, a gym, a bar and cafe, a small grocery, a free shuttle down to the beach, back-up generators, 24-hour security and maid service, all on site and all running already. The apartments come in two layouts and are available on each of the four floors, so the view and the aspect change with the unit rather than with the plan. Finishes are good, entry is by electronic card, and the balconies are deep enough to eat on. The building was also put together with running costs in mind, low-wattage LED lighting and inverter air conditioning throughout, and an on-site water recycling plant that treats waste water for the communal gardens. Land title is Chanote. What the material does not set out is how a foreign buyer holds the unit here, and that is the first question to put to a lawyer, not to a brochure.

No yield is published for these apartments and we are not going to invent one, but this is the type of unit where a letting programme is straightforward: the building is serviced, security and housekeeping already exist, and a two-bedroom near Choeng Mon beach is what most short-let guests are actually looking for. The costs to ask about are the ones that come with a managed building rather than a house, namely the monthly common area fee and the sinking fund, neither of which is quoted in the material we have. The ownership structure matters too. Thailand allows foreign freehold in a registered condominium up to a quota, but nothing in this material states whether that applies here, so treat it as an open question for your lawyer rather than an assumption.
Choeng Mon is the quiet bay on the north east corner of Samui, around the headland from Chaweng and just past the airport. A kilometre of golden sand, Koh Fan island out in front, and a village of shops, restaurants and family bars rather than a strip of them. This residence is within walking distance of the sand and runs its own free shuttle down to it anyway. The airport is about ten minutes, Chaweng and Central Festival about twelve, the Big Buddha temple five.
