True beachfront land on Koh Samui is close to finished, which is the first thing to understand about this project: nine villas on one plot at the top of the Plai Laem cape, with the beach in front of them rather than a road, a wall and somebody else's garden. The architecture is low and horizontal, in board-marked concrete, stone and timber, with planted roofs that let the buildings sit into the slope instead of on top of it. Three villas hold the front row on the sand. Behind them a garden row and a sea-view row step back up the hill, each with its own pool and each with access to the same private beach, so the difference between the cheapest and the most expensive villa here is the distance to the water, not the standard of the house. Every villa is single level except the largest sea-view type, which puts the third bedroom upstairs. Interiors are open plan, in pale plaster, oak and travertine, and each bedroom has its own bathroom. All nine are delivered fully furnished, down to the cutlery and the sunbeds, and the developer runs an optional letting programme for owners who want the villa working while they are not on the island. Reservations are open, construction starts in October 2026 and handover is set for November 2027.

The villas are handed over finished, furnished and equipped, in a Mediterranean and bohemian register of natural textures and pale materials. The developer builds them to short-let standard on purpose, so an owner who wants the villa earning can hand the keys to a manager on the day of handover without buying anything else. A mandatory estate maintenance contract of 3,000 THB a month covers the well, the road, the beach and the landscaped common areas.
The developer models each villa type separately, at nightly rates of 9,100 to 15,900 THB depending on type and 65% occupancy, which they take as 240 let nights a year. From the gross they deduct 20% for management, 120,000 THB a year for maintenance and garden, and a land lease of 333,334 THB a year, and the remainder lands between 12.9% and 13% of the purchase price for every type - a suspiciously even spread that tells you the rates were set to reach the number, not the other way round. Two things to check before you commit. The first is occupancy: 240 nights is an optimistic year on Samui and the whole forecast moves with it. The second is that land lease. The brochure says the 30-year lease is payable every five years and the ROI table deducts 333,334 THB a year, the same figure for a 9.99M villa as for a 19.99M one; over thirty years that is about ten million baht, so ask in writing whether it sits on top of the purchase price or inside it. Treat these numbers as the developer’s expectation for a beachfront position, not as a return we can stand behind.

Plai Laem is the residential cape on Koh Samui's north-east corner, between Bophut and Choeng Mon: quiet, green and set back from the resort strips, but only ten minutes from the airport and fifteen from Chaweng. This plot sits at the top of the cape with its own frontage on the sea, so the beach in front of the villas is part of the development rather than a public strip you cross a road to reach. Choeng Mon beach, a padel club and a gym are five minutes away, Fisherman's Village and Central Samui about fifteen.
