A hillside above Lamai, terraced into twelve plots and built out in two villa types. The smaller one, Type A1, is a two-bedroom house of 216 m2 of usable area on a plot of about 290 m2: an open living, dining and kitchen space of 48 m2, a master suite with a bathtub, a second bedroom with its own bathroom, and a 24 m2 pool with a large deck and a garden pavilion. The larger one, Type B, is a three-bedroom house of 297 m2 on plots that run from 432 to 506 m2, with a 72 m2 living space, three en-suite bedrooms, a 29 m2 pool with a 45 m2 deck and covered parking for two cars. The difference between them is not only size. The Type B plots sit higher on the slope and look out over the bay, while the Type A1 row is set into the hillside among the trees with a garden outlook rather than a sea one, and the prices, 12,900,000 and 8,900,000 THB, follow that. Both are single storey, in the island's contemporary tropical idiom: hipped roofs, deep eaves, full-height sliding glass, timber ceilings and a plan that opens along its whole length onto the pool deck. Land is held on lease with the rent paid separately, three years at a time.

The plot sits in the hills behind Lamai, on the south-east side of the island, high enough that the upper terraces look over the bay and far enough back that the road noise of the coast stays below. Lamai village, with its market, beach clubs and everyday shops, is a short drive down the hill; Chaweng, the hospital and the airport are on the same coast, twenty to thirty minutes north. This is the quieter half of Samui's east side, and the elevation is what people come up here for.
