Fifteen four-bedroom villas of 390 m2 around private pools, at a fixed 11,900,000 THB.
Fifteen villas on one piece of land, all built to the same design, and the design is the reason to look. It is a two-storey house of 389.59 m2 in a Mediterranean register that has become the most requested look on the island in the last two years: cream plaster, deep arches, rounded corners, timber beams and rattan, with a stone-clad wall in the living room and planting spilling over the parapets. The ground floor holds three bedrooms, an open living room and a kitchen and dining space with an island, and it opens through arched openings onto a 35 m2 pool that runs the length of the house. The master suite takes the whole upper floor: bedroom, walk-in wardrobe, a bathroom of 10 m2 and a jacuzzi on its own balcony, with two more terraces of 23 and 25 m2 either side. Four bedrooms, five bathrooms, covered parking for two cars, and 202 m2 of that total actually enclosed rather than counted as terrace. The price is flat across all fifteen plots at 11,900,000 THB, which for a four-bedroom villa of this size is at the sharp end of what the island offers, and the land is held on lease with rent of 90,000 THB a year paid three years at a time.

One design, built fifteen times on plots of 370 to 484 m2. Every villa is the same: two storeys, four bedrooms, five bathrooms, 389.59 m2 of built area of which 202.55 m2 is enclosed, a 35 m2 pool, a jacuzzi terrace off the master suite and covered parking for two cars. The price is the same for every plot, 11,900,000 THB, and the land rent is 90,000 THB a year paid three years in advance at a flat rate. Which plots are still open changes week to week, so ask us before you settle on one.

Every plot is sold at the same 11,900,000 THB and carries the same villa, so the only choice to make here is position on the master plan. The land is held on lease and the rent, 90,000 THB a year, is paid three years in advance at a flat rate that does not step up. The developer has not yet given us a written furniture specification or a completion date, so ask us for both before you commit.
The fifteen villas sit together on one piece of land, laid out along two internal streets with the plots backing onto jungle, so what each house looks at is its own pool and the trees rather than a neighbour. The developer has released the master plan, the villa design and the price, but has not yet confirmed to us which part of the island the land is on. We are asking, and we will tell you plainly as soon as we have it - ask us before you go any further, because on Samui the district changes what a villa is worth to rent and what it is worth to resell.
