An estate of ten villas and eight garden lofts on 10,250 m2 of coconut hillside between Bophut and Maenam, each house cut into its own terrace so that what it looks at is the valley falling away in front of it and, from the upper plots, the sea beyond. The architecture is one idea carried through the whole site: dark timber and board-marked concrete, deep flat roofs overhanging the glass, living rooms with ceilings up to six metres and walls that slide back onto a private pool and a timber deck. No two villas are the same. Plots run from 486 to 1,285 m2 and built areas from 411 to 975 m2, with two to six bedrooms, every bedroom en-suite and opening onto its own terrace, and parking for two cars on each plot. The garden lofts are the smaller way in, two bedrooms over two levels on compact plots, about 100 m2 built, each still with its own pool and its own walled courtyard. Land is held on a thirty-year lease registered at the Land Office and the building is owned outright, so the villa can be occupied, rented, managed and resold with the remaining lease passing to the buyer. That is the structure our own guide points foreign buyers towards, and it is worth saying plainly that it avoids the Thai company arrangements a lot of people on this island end up in. Three of the ten villas were reserved when the developer issued the August 2026 list, and phase one of the lofts is the part released now.

























Every villa here is a one-off, so the table below is a starting point rather than a menu. Villas 2, 4 and 9 were reserved when the developer issued the August 2026 list, which leaves seven villas and the three phase-one garden lofts. The remaining lofts belong to phases two and three and are not priced yet. Prices are for the house; the land lease is a separate yearly payment set by the size of the plot. No rental forecast is published for this estate and we are not going to invent one. What the developer does set out, properly, is the legal structure: the land is leased for thirty years on a lease registered at the Land Office, the building is owned outright by the buyer, and the lease is transferable, so the house can be rented, managed and sold on with the remaining term attached. The running costs are yearly and known in advance, which is the part most buyers only discover later: the land lease on your plot, 45 THB per m2 a month for common services, and a one-time sinking fund of 100,000 THB. Bophut and Maenam are among the strongest short-let districts on the island and this is the kind of house that lets at the top of the market, but if income is the point, ask us and we will put you in front of an operator who will quote on the specific villa rather than on an average.
The developer launched the project in April 2026 and spreads the instalments across roughly twelve months of construction. No handover date is quoted for an individual villa and it will depend on which plot you take. Ask us and we will get the current programme for that house in writing.
The estate sits in the coconut hills between Bophut and Maenam, a few minutes up from the north coast road and high enough that the houses look over the valley rather than at each other. Bophut is the part of the north shore people tend to settle in rather than visit: Fisherman's Village and its restaurants, the Friday night market, beach clubs on one side and the Santiburi golf course on the other, with the airport eighteen minutes east. Maenam beach is the closer swim at seven minutes, Bophut ten, Chaweng eighteen when you want the noise. Schools are the other reason families choose this side, and there are four within twenty-five minutes with the nearest at five. The hillside itself is quiet, coconut planting on every side, and the estate road is the only thing that reaches it.
