Most sea view villas on Samui face one way and take what that direction gives them. This design does something less common: it sits on a ridge plot inside a managed estate above Choeng Mon and is drawn to use both coasts, the sunrise east over Choeng Mon beach and Koh Fahn island, and the sunset west over Plai Laem. You arrive at an undercover carport on the lowest level, 83.71 m2 of carport, stairs, pump and water tank, and climb enclosed stairs straight into the main floor. That floor is 255.29 m2 all in: an open U-shaped kitchen with a walk-in pantry, dining and living opening through sliding glass onto the terrace, the barbecue and a 52.52 m2 pool that looks east, and at the back a television room and the fourth bedroom with its own bathroom and a west-facing balcony. Above it, 160.95 m2 holds the master suite with an office corner, a walk-in wardrobe, a bathroom with both shower and bathtub, and a balcony over the bay, plus guest bedrooms two and three, both en-suite, one with its own west balcony. Above that again is a 50.56 m2 roof terrace reached by an internal staircase, which is where the house earns its plot. The estate is gated, staffed and finished: 24-hour security, gym, floodlit tennis court, the beach opposite and the village on foot. Build time is quoted at fourteen months.

There is no rental forecast for this one and we are not going to build one out of averages. What can be said is that a four-bedroom house with a roof terrace, a pool and two sea aspects, inside a gated estate with its own management, is the profile that lets well in Choeng Mon, and that the estate already runs houses of this kind. The open questions are the ones off-plan always brings: what the specification actually includes, whether furniture is in the price, and how the land ends up held in your name. The estate sits on the slope above Choeng Mon, on the north east corner of the island, and this plot is high enough on it to look both ways. East is Choeng Mon bay, a kilometre of golden sand with Koh Fahn island in front of it and a village of shops and restaurants behind. West, over the ridge, is Plai Laem and the sunset. The beach is opposite the estate and the village is a short walk. Everything else is a short drive: the airport at ten minutes, Chaweng and Central Festival at twelve, the Big Buddha temple at five.
