A two-bedroom sea view villa with a plunge pool on a 465 m2 plot above Choeng Mon, 11,500,000 THB.
The cheapest sea view in our portfolio, and small enough to be honest about. 127.48 m2 built on a 465 m2 plot, of which 82.4 m2 is internal and 45.08 m2 is terrace and pool deck. Two bedrooms, two bathrooms, one open living space with a fitted kitchen along one side, and glass onto a terrace with a plunge pool at the end of it looking out over Choeng Mon. It is a compact house on a sloping garden plot, reached by steps up from a parking space that takes one car and two motorbikes, and it is not trying to be more than that. What makes it work is the estate. Because the community is gated, staffed and fully managed, with 24-hour security, its own maintenance, a gym and a floodlit tennis court, a house this size does not carry the usual small-villa problem of being expensive to look after relative to what it cost. The beach and the village are a short walk down, and if you are buying a lock-up-and-leave that you will use for a few months a year rather than a family home, this is the format that actually suits that. The material does not say whether the furniture stays, which is worth asking before you offer.

One house, one price. It is a small villa and we would rather set that expectation here than in the photographs: 82.4 m2 of interior is two bedrooms and one living room, not more. Whether the furniture stays is not stated in the material. Ask us and we will confirm it along with the deed and the estate charges.

There are no rental figures with this house, so no yield is published here. As a letting unit it is a two-bedroom with a sea view and a plunge pool inside a managed estate, which fits the couples market well and the family market not at all, and the low purchase price is what makes the arithmetic work rather than the nightly rate. It also suits an owner who wants to use it a few months a year, because the estate maintains the grounds and the security regardless of whether anyone is in the house. Confirm the furniture, the annual estate charges and the ownership structure before you commit; the first two are missing from the seller material and the third is a question for your lawyer.
Choeng Mon is the bay on the north east corner of Samui, past the airport and around the headland from Chaweng, and it stayed a village while the rest of that coast filled in. A kilometre of golden sand, Koh Fan island offshore, a handful of streets with shops, restaurants and family bars. This villa sits on the slope above it inside a gated estate, high enough for the sea view, close enough to walk down to the sand. The airport is about ten minutes and Chaweng with Central Festival about twelve.
