Most of what we list in Choeng Mon is white render and straight lines. This one is not. It is a Balinese-style villa on a 900 m2 plot, built in stone and dark timber with pitched roofs, mature planting grown up around it and a lap pool along the terrace fed by a waterfall at one end. Three bedrooms, three bathrooms, two of which have jacuzzi tubs. The living space is open under a high ceiling, lounge running into dining with a fitted kitchen behind, and it opens to the terrace and the sea view over the bay. Outside, stone steps drop through the garden past seating areas that were clearly designed to be used at different times of day. What separates it from the other resale villas in this bay is that it has actually been let, consistently, for years, so there is a real occupancy and rate history rather than a projection. That matters more than any brochure figure and it is the first thing we would ask the seller to produce. Two caveats, said plainly: the built area is not stated anywhere in the material, and the photographs are older and lower resolution than the rest of what we publish, so the finish should be judged on site rather than on screen. It sits inside the same gated, staffed estate as our other Choeng Mon listings, five minutes on foot from the beach.

This is the only house in this group of Choeng Mon listings that has actually been let over a sustained period, which is worth more than any forecast, but the seller has not published the numbers and we will not estimate them. So the single most important document here is the letting history: nightly rates, occupancy by month, gross and net after the operator and the estate charges, for the last three years. Ask us and we will request it. If it holds up, this is a rare thing on Samui, a resale with a track record rather than a projection. If it does not, the price should reflect that. The built area is also missing and belongs in the same request, alongside the ownership structure for your lawyer.
Choeng Mon is the bay on the north east corner of Samui, past the airport and around the headland from Chaweng, and it is the part of that coast that stayed a village. A kilometre of golden sand with Koh Fan island offshore, a few streets of shops, restaurants and family bars, resorts at either end. The villa sits on the slope above the bay inside a gated estate, five minutes on foot from the sand. The airport is about ten minutes by road, Chaweng and Central Festival about twelve, the Big Buddha temple five.
