A single villa on a 700 m2 hillside plot above Chaweng, built in two levels that step down the slope and face a wide view over the sea and the lake at the south end of Chaweng. The design is contemporary and plain: flat roofs, glass sliding walls, white render, marble floors. You arrive at the lower level, where a 6 by 6 metre parking bay sits beside a 44 m2 hall, the pump room and two of the bedrooms, each with its own bathroom and balcony, the larger balcony 27 m2. Upstairs is the living level: a 70 m2 kitchen, dining and living room opening through glass onto a 51 m2 terrace and a 9.1 by 4 metre pool, the master suite of 32 m2 with a 16 m2 bathroom and its own balcony, a second bedroom with bathroom, a laundry, a guest WC and a store. The interior comes to 337 m2 by the architect's table; add the pool, the terrace and the parking and the total is 460 m2, which is the figure the seller quotes. The photographs show where the build is today: marble laid, bathrooms fitted in stone with glass showers, the staircase finished, the pool tiled and filled, glazing in, the kitchen and the rest of the fit-out still to come. The renders show the finished design. The seller sells it furnished and equipped, with appliances, sanitary ware and televisions, on its own deep well and government electricity, at 35,000,000 THB, freehold or leasehold. Two gaps in the material matter: there is no handover date and no build contract in front of us, and, as with any hillside plot on Samui, the building permit and the zoning at this elevation belong in the due diligence.

The construction photographs in the gallery are recent and show the state of the house: structure, roofs, glazing, marble floors, bathrooms and the pool complete, walls painted, fit-out and kitchen still to follow. The seller sells the finished house furnished and equipped. Have the specification and the completion list written into the contract, so that "full furniture" means an inventory rather than a phrase.
No rental figures exist for a house that has not been finished, and we do not invent them. Read the price in two ways instead: about 104,000 THB per m2 of interior, or about 76,000 THB per m2 of the total built area, for a large contemporary house with a panoramic view a few minutes from Chaweng. The things to settle before money moves are the same as for any hillside build on Samui: the handover date and what happens if it slips, the exact specification of the furniture and fit-out, the building permit and the zoning at this height, and the structure of ownership under either the freehold or the lease route.
The hills behind the south end of Chaweng rise quickly, and from a few dozen metres up the view takes in the whole sweep of the bay, the sea beyond it and the lake that sits inland behind the beach road. That is the view this villa faces. The seller puts the Lotus's supermarket at five minutes, Central Festival and Chaweng at ten and the airport at fifteen, so it is a hillside house that still uses the town every day.
