Eight identical four-bedroom villas on a single walled compound off the Plai Laem road, laid out in two rows of four along a private five-metre lane with one gated entrance and no through traffic. It is a small scheme by design and the developer is candid about what it is and is not: a well-built family house on flat land a kilometre from Choeng Mon beach, sold without rental projections or guarantees of any kind. Each villa is two storeys and about 270 m2 of built area on a plot of 364 to 382 m2, with four bedrooms that all have their own bathroom, a 29.5 m2 private pool with a sun deck, 19 m2 of covered outdoor dining, a separate laundry room and parking inside the plot. The bedrooms are generous enough that any of them could be the master, so an owner can keep all four as guest suites for letting or turn one into an office or a gym. The land is Chanote, the highest title in Thailand, and the developer offers both freehold and leasehold. The lease is granted directly by the Thai landowner, a family that has been building on the island for twenty years, with an option to renew after 30 years and a commitment to grant a fresh 30-year lease to any buyer if the villa is resold during the term; if the law changes or the owner later qualifies, the leasehold can be converted to freehold. The price includes the land, the finished villa, the pool, infrastructure and utilities and all permits. Furniture is a separate package, priced on request. The developer states in writing that it does not publish rental income projections or guarantees, and we think that is the right way round. Plai Laem and Choeng Mon let well for both holiday and long stays, and a four-bedroom house with a pool a short walk from the beach is a straightforward rental product, but any number you are quoted for it should come from a letting agent, not the seller. What to ask for before reserving: the detailed payment schedule by construction milestone, the build timeline for phase 1, the management fee for the compound, the furniture package price and, if you take the leasehold, the lease agreement with the renewal and resale clauses written in.
Plai Laem is the quiet north-eastern corner of Samui, a peninsula of low hills between Bangrak and Choeng Mon with the Big Buddha at one end and the Plai Laem temple at the other. The compound sits on a flat inland plot on the Plai Laem road, directly opposite the padel club, about a kilometre and a twelve-minute walk on mostly level ground from Choeng Mon beach. Bangrak pier for the Koh Phangan boats is five minutes by car, the airport about ten, and Fisherman’s Village and Chaweng each about ten in the other direction. The everyday shops, a 7-Eleven, Tops, a Big C mini, a petrol station and the fish market, are all within a few minutes.
