Ban Tai is the stretch of the north-west coast between Maenam and Nathon where the island slows down: coconut plantations, a long, shallow beach with the sunset over the water, and prices that have not yet caught up with Bophut. This is a small gated estate of sixteen two-storey villas on flat land three minutes' drive from that beach, laid out in two rows along a private lane with a walled plot, a garage and a private pool for each house. Five designs cover two to four bedrooms on plots of 319 to 757 m2 with 222 to 650 m2 built, and the one that is priced today is the two-bedroom Type A: 144 m2 of interior over two floors, 136 m2 of terraces and decks, a 3 by 10 m pool, and 311 m2 in total. The 10,950,000 THB is the house complete and furnished. The land is a separate purchase or lease, and the estate charges a common fee of 3,000 THB a month.
The developer publishes a price, a payment schedule and a plot map, and nothing about rental income, and we will not invent a yield. Ban Tai is a quiet, residential coast that suits owners and long lets better than the short-stay market of Chaweng, and a furnished two-bedroom with a pool and a sauna at this price is a sound proposition on those terms. What to ask before reserving: the term and renewal of the land lease, whether the land can be registered freehold in a foreign-owned structure, the delivery date, and which plots are still available.
Ban Tai sits on the north-west coast between Maenam and Nathon, the sunset side of the island: a long, shallow beach with almost no hotels on it, coconut groves inland and the ring road a few minutes away.
