A single house, nearly finished, on a flat plot of about 400 m2 walled on all sides: one storey, three bedrooms, a pool in the middle and the whole thing built around the idea of glass doors opening onto water. The structure is up and the roof is on, and the photographs show it as it stands now, with the pool tiled, the stone cladding on the entrance walls and the timber-slat ceilings in, and the bathrooms half done, so what you see is what you are buying rather than a render. The plan is a simple L: a 40 m2 living, dining and kitchen room at the centre, three bedrooms of 16 to 19 m2 each with its own bathroom, a guest toilet, a laundry and storage room, and a covered carport for two cars, with the pool and a 44 m2 terrace filling the angle of the L so that every main room looks at the water. Finishes are natural stone and wood, the ceilings are high and the glass is full-height. The seller quotes 213.85 m2 of built area including the pool and parking, and the price is 9,900,000 THB, with the land available freehold or on a lease. Which part of the island it is on, who built it and when it will be finished are the three things the seller has not yet told us, and we are asking; until we have them, treat this page as a first look and ask us before you go further.

The plan puts the three bedrooms and their bathrooms along one wing, the 40 m2 living, dining and kitchen room in the middle opening through glass onto a 44 m2 terrace and the pool, and the laundry, a guest toilet and a two-car carport on the other side. The seller quotes 213.85 m2 including the pool and parking; the architect's area table on the plan adds up to 253 m2 with a 20 m2 pond and the carport counted in, so ask for the breakdown you will be buying on.

The seller has given us the house, the plan and the price, and nothing about rental income, so there is no yield on this page. A new single-storey three-bedroom pool villa is the most lettable kind of house on the island once the district is known, but the district is exactly what we do not have yet. What to ask before you go further: where the house is, who built it and to what standard, when it will be finished, whether it is sold furnished, the lease terms if you buy leasehold rather than freehold, and the exact built area, because the seller's 213.85 m2 and the architect's 253 m2 table on the plan do not describe the same thing.
The seller has sent us the house, the plan and the price, but not yet the district, and on Samui the district decides what a villa is worth to rent and what it is worth to resell, so we are not going to guess. The photographs show a flat, walled plot with hills behind it and neighbours' roofs at a distance, which describes half the island. We are asking, and we will say plainly where it is as soon as we know; until then ask us before you go further with this one.
