A gated village of sixty-nine small pool villas on about eight rai of hillside above Plai Laem, laid out along four themed lanes with a reception, parking and gardens, and one thing no other scheme on the island has: a medical longevity centre of 700 to 800 square metres inside the estate, within walking distance of every house. That is the argument for the whole project. The villas themselves are deliberately compact, single storey and turnkey, one bedroom in the M and L and two bedrooms in the XL, each with its own saltwater pool of about 10.5 m2, its own walled garden and Italian-designed furniture included in the price, so a buyer collects the keys and the house works from day one. The build is unusual for Samui as well: a light-gauge steel frame with fibre-cement cladding and PIR insulation instead of the local reinforced concrete, sintered stone floors throughout, aluminium joinery with laminated glass, and a programmable circadian lighting system. Every villa is delivered with an infrared sauna, a one cubic metre ice bath, filtered water at every point and a body-composition scale, which is the same idea as the centre, taken indoors. Ownership is a 30-year lease registered at the Land Office in the buyer's own name, with the house owned separately from the land and an option, not a guarantee, to extend. The commercial terms are the other half of the story: a fixed 10% gross return for the first three years under a rental management agreement, two weeks of personal use a year, and a buy-back the buyer may call at month thirty-six. Those are the developer's contractual terms and we quote them as such. Development is under way, with the resort planned to open as one piece in 2027.















Prices are the developer's current list, contracted in THB. Two sets of areas circulate in the sales material: the architect's floor plans give the net internal area, and the price list gives the built-up area, which includes the covered terrace. Both are below, so nobody compares the wrong pair of numbers. Pricing is dynamic and moves with the plot and the sales stage, so ask us to confirm the live price and the free plots before you choose one.

Every villa is handed over furnished and equipped at the list price. The wellness items are part of the house, not an upgrade package, and the optional wall-mounted trainer is the one thing quoted separately.
These are the developer's contractual terms, quoted as given, not a forecast of ours. A buyer who puts the villa into the rental management agreement receives a fixed 10% gross return for the first thirty-six months, independent of occupancy, and keeps up to two weeks a year of personal use with a month's notice. The figure is gross: Thai taxes and fees are the buyer's, so the net depends on the buyer's own position. From month thirty-seven the fixed period ends and the return becomes market based, higher or lower. At month thirty-six the buyer may also call the buy-back, in which case the developer repays the purchase price less the returns already paid out. Two things to settle in writing before signing: the payout frequency, which the current partner pack gives as quarterly while an earlier brochure says annually, and the personal-use period, which has to be named in the contract because it is what funds the return. We do not yet have the monthly service charge, the sinking fund or the management fee for the estate, and we are asking for them.
Under construction. Architecture, landscaping, interiors and operations are being built together so the resort opens as one complete destination, planned for 2027.
Plai Laem is the headland on the north-east corner of the island, between Big Buddha and Choeng Mon, and it is the quiet end of the busy side: the beaches, the five-star hotels and the restaurants are minutes away, the airport is a short drive, and the traffic of Chaweng stays on the other side of the hill. The estate sits above the coast road on rising ground, so the site looks north over the trees to the sea and the outer islands, with Choeng Mon beach about three minutes down the hill, Big Buddha five, Fisherman's Village at Bophut ten, and Chaweng and Central Samui about ten the other way. Bangkok Hospital Samui, the international schools and the airport are all inside a quarter of an hour. It is a location that works for letting, because it is short-stay territory, and for living, because you are not in the middle of it.
