A small gated enclave of thirty-nine pool villas on 8,200 square metres of flat land in Maenam, about two hundred metres from the beach and a short walk from everything the village offers: the pier, cafés and restaurants, the local market, a pharmacy, laundry and shops. What sets it apart is the architecture, which the designers call Greek-Bali: textured white render, rounded arches, lit niches set into the walls, built-in concrete seating and mosaic-tiled pools, warmed by timber pergolas, thatched sala roofs and tropical planting. Every villa is on one level and has its own pool, a covered sala, a private garden and parking. Most of the estate is one-bedroom villas, thirty-one of them, with six two-bedroom and two three-bedroom villas, which makes it one of the more accessible ways into a new private-pool villa on the north coast. The project is built in two phases, and each phase is handed over complete, with its roads, parking and landscaping, before the next one begins: seventeen villas in the southern part of the land start in October 2026 for handover at the end of October 2027, and twenty-two more follow from March 2027 to March 2028. Ownership is a 30-year lease from handover, with a land lease of 46,200 THB a year per villa paid on top of the price, and the payments follow six construction milestones.

These are the developer's projections, not our forecast. The model takes an average nightly rate of 4,000 THB for the one-bedroom, 7,000 THB for the two-bedroom and 10,000 THB for the three-bedroom villa at 35% occupancy, deducts a flat 35% for management, cleaning, booking platforms and routine upkeep, and divides what is left by the price. At 50% occupancy and higher rates the same model gives 13.8 to 14.7%. Two costs are not in the model: the land lease of 46,200 THB a year and the monthly management fee of 5,000 to 7,000 THB. Take both off and the conservative case is closer to 5.3% for the one-bedroom and 6.4% for the larger villas, before tax. Maenam is the long, calm bay in the middle of the north coast, and it is the part of the island people pick when they want to live on Samui rather than only visit: a real village with a market, cafés and a pier, a quiet beach looking across to Koh Phangan, and none of the traffic of Chaweng. The estate sits on flat land about two hundred metres from the beach, close enough to walk to the sand and to the everyday services, restaurants, pharmacy, laundry and shops. The pier for the boats to Koh Phangan and Koh Tao is close by, which is useful for day trips and for letting. Fisherman's Village in Bophut is around ten minutes by car, the international schools ten to fifteen, and the airport about twenty.
