A private collection of only twelve villas on the eastern end of Maenam, where the bay runs into Bophut, about two hundred metres from the beach: two minutes on foot to the sand and to the five-star resort next door, five minutes by car to Fisherman's Village. The estate is laid out along two short internal roads, with a sales office at the entrance, and every villa sits on its own walled plot with a tropical garden. The architecture is contemporary and low: single-storey houses with high ceilings and wide glass, living spaces that open onto a private pool and a covered lounge, an outdoor kitchen, a guest WC and a covered parking bay of 4 x 6 m. There are two types. Four villas have two bedrooms and three bathrooms in 102 m2 on a 300 m2 plot, with a pool of about 3 x 8 m. Eight villas have three bedrooms and four bathrooms in 130 m2 on a 400 m2 plot, with a 3 x 10 m pool. The list prices, from 7,700,000 and 9,300,000 THB, are for the villa without furniture; three furnishing levels are offered on top, from essential furniture to a turnkey, ready-to-rent package with linen and tableware. Owners also get daily or annual access to the pool, gym and relaxation areas of the neighbouring hotel complex under a partnership. Ownership is a 30-year lease paid in ten periods of three years, which is a real cost on top of the price and is set out in full further down.

















Prices are the seller's starting prices in THB, for the villa without furniture. The lease is paid on top, every three years, and the full thirty-year amount is given for each type so the real cost is clear. The sales brochure shows a pool of 3 x 8 m for the two-bedroom villa while the agent's note says 3 x 10 m, so we are confirming it. Ask us which of the twelve plots are still open.

The villa is priced without furniture. The seller offers three furnishing levels designed around the architecture, priced on request, so the owner can move in, or rent from the first week.
The seller does not quote a yield, so neither do we. What we can set out is the full cost. On top of the villa price the lease is paid in advance for each three-year period and rises 5% every period: for the two-bedroom villa it starts at 297,000 THB for years one to three and totals 3,735,634 THB over thirty years, for the three-bedroom villa it starts at 306,000 THB and totals 3,848,835 THB. Spread over the term, that is roughly 125,000 to 128,000 THB a year. Add the furniture package of your choice. The location, two minutes from the beach and next to a five-star hotel, is a strong one for short lets, and we can prepare realistic numbers for it on request.
The estate is at the eastern end of Maenam, where the long bay of the north coast turns towards Bophut, and it has the best of both: the calm, swimmable beach of Maenam two minutes away on foot, a five-star resort next door, and Fisherman's Village with its restaurants and Friday walking street five minutes away by car. Everyday shopping is close, with a large supermarket two minutes by car and a 7-Eleven three. Wattanapat Hospital and the international school are around seven minutes, and the airport and Central Samui about fifteen. It is one of the easiest parts of the island to live in without a car for short trips, and one of the most reliable for holiday lets.
