The villas in Bang Po fall into two groups. Close to the coast are houses a short walk from the beach, some of them sold fully furnished and ready to live in. Behind them, on the hills that rise towards the centre of the island, are villas designed around the view, with terraces and pools looking out over the sea towards the sunset.

Most are new, and several are in small projects of a few houses rather than large estates, which keeps them private. Three and four-bedroom layouts are the norm, some with single-storey plans or roof terraces.

Villas here are typically sold with the land on a registered lease and the house owned separately, sometimes with an annual land rent on top.
